Broadway Park Condominiums is a $25 million mixed-use development at 1040 Broadway Street on the corner of Green Springs Highway in Homewood. It opened in spring 2007.

The five-story, 68-unit project was developed by Cyprus Partners, designed by Cohen Carnaggio Reynolds, and constructed by the McCrory Building Company. The brick-clad building features 10,000 to 12,000 square feet for shops and possibly a restaurant on the first floor. The site also has covered parking. The one-, two- and three-bedroom units sell for $220,000 to $490,000. Each unit features a private balcony or patio, granite countertops, hardwood floors, stainless steel appliances, a washer and dryer, and assigned parking.

History

Wayne Qualls of Cyprus Partners said he became interested in the property where Lakeshore Apartments stood several years before plans for Broadway Park began. After tracking down the owner, Qualls was told another buyer already held a contract. A determined Qualls continued to check in every few months with the owner to see if the deal was completed. In August 2004, the owner called Qualls to tell him the deal had fallen through. Cyprus was then able to complete a deal with the owner.

The existing apartment buildings, including two built in 1929, were torn down in order to build Broadway Park. According to Scott Bryant of Cyprus Partners, renovating those buildings was investigated, but they were too dilapidated. The design of the new building's exterior was based in part on these two buildings. Cyprus bought the buildings in December 2004 and tenants were vacated by March 2005. In addition to the site of those buildings on old Broadway, Cyprus bought a 1.3-acre parcel between the old Broadway and the existing Broadway Street for the development from the City of Homewood in 2005.
