The Marshall is a proposed 187-unit student apartment complex at 1201 3rd Avenue South, between University House and Ted's Restaurant. It was announced by Aptitude Development of New Jersey in December 2019. BSB Design is the architect for the project, which was approved conceptually by the Birmingham Design Review Committee in February 2020.

The proposed 120-foot-tall building includes five stories of apartments over a two-story, 227-car parking garage, for a total of 199,950 square feet on seven stories. Apartments will be a mix of studios and 1-4 bedroom units, totaling 409 beds. In addition the project's design includes a 500 square-foot study lounge on each floor, three courtyards, and 6,200 square feet of "amenity space" split between the parking levels and the third floor.

Aptitude completed the purchase of the site for the project for $3.05 million in September 2020. The building is expected to open in 2022.
