The Tracks

The Tracks is a 273-unit apartment complex under development on two blocks of 1st Avenue South, facing the Rotary Trail, between 24th and 26th Streets.

The $61 million project was proposed in 2020 by TWG Development of Indianapolis, Indiana with Fifth Dimension Architecture & Interiors as designer. The 4.88 acre property was acquired from T. E. Stevens Construction for $6.8 million and was subsequently rezoned from M-2 (heavy industrial) to MU-H (mixed-use, high). The five-story building is wood-framed and oriented to occupy the street front, with 253 parking spaces accessed from Powell Avenue at the rear of the site.

Tenant amenities include an outdoor pool with barbecue grills, a dog park, a fitness center, shared working space, indoor bicycle storage, a community space with a full kitchen, and an on-site leasing office. The complex is expected to open for leasing in summer 2024.

In a release coinciding with the start of construction in June 2022, TWG announced that, "In partnership with the Dept. of Innovation and Economic Opportunity, City of Birmingham, and Jefferson County, The Tracks will provide two units free of charge to local students in Birmingham.".
