University Flats

University Flats is a four-story, 60-unit, 80,522-square-foot apartment complex under development by Jim O'Brien and Adam Cohen at 1101 10th Avenue South in Glen Iris. The 1- and 2-bedroom units are marketed primarily to UAB graduate students.

The project was announced in November 2006 as the "Gables at Glen Iris" a 52-unit, $15 million condominium building. That project was designed by Rob Walker Architects and building work was started by Jones-Williams Construction. Construction was stopped, however, shortly after foundation work was completed, leaving a "forest" of concrete piles exposed on the site.

In June 2008 Cohen told the Glen Iris Neighborhood Association that work would resume on a pared-down version of the original project. In 2011 the project was again publicized with an $11.5 million price tag.

In July 2013 the concrete piles were demolished and the site cleared for construction of a redesigned $6.6 million University Flats apartment complex. Hoar Construction was the general contractor. They used partially-prefabricated light-gauge steel framed walls. The project was completed in 2014.

In March 2023 ABR Capital Partners of Baltimore, Maryland sold the property to Highland Real Estate Capital for $10.2 million.
