[[Wayne Qualls]] of Cyprus Partners said he became interested in the property several years before.  After tracking down the owner, Qualls was told another buyer already held a contract.  A determined Qualls continued to check in every few months with the owner to see if the deal was completed.  In August [[2004]], the owner called Qualls to tell him the deal had fallen through.  Cyprus was then able to complete a deal with the owner.
 
Existing apartment buildings, including two built in [[1929]], were torn down in order to build Broadway Park.  According to [[Scott Bryant]] of Cyprus Partners, renovating those buildings was investigated, but they were too dilapidated.    The design of the new building's exterior was based in part on these two buildings.  Cyprus bought the buildings in December 2004 and tenants were vacated by March [[2005]].  In addition to the site of those buildings on old Broadway, Cyprus bought a 1.3-acre parcel between the old Broadway and the existing Broadway Street for the development from the City of Homewood in 2005.
