Mercantile on Morris is the name for the adaptive re-use of an existing commercial building at 2212 Morris Avenue, previously the Fanaei Building / Matthew's Bar and Grill. The project includes 47 condominium units and 14,710 square feet of retail space, including a pedestrian link from Morris Avenue to 1st Avenue North.

Orchestra Partners is developing the project, financed in part with an $11.2 million loan from Trez Forman Capital of Palm Beach, Florida.
