11th Court Flats was an unbuilt proposal for a 5-story condominium building at 2147 11th Court South, at the intersection with Ireland Way. The project, ___, was under development by Jack Fiorella's Equity Resources.

The building was to house 12 condominium units with 10-foot ceilings, granite countertops and Viking appliances. A partially-covered underground parking garage would be available to residents. The units were expected to sell in the range of $600,000 each.

A sign with Dungan Nequette Architects' rendering of the proposed Art-Deco style building went up in 2005.

The project never broke ground, and Fiorella listed the unimproved lot for sale in March 2006 through Corporate Realty Development for $499,000. The site was eventually redeveloped as a parking lot used by valets for Hot and Hot Fish Club and Veranda restaurants.
