This is a List of current development proposals in Birmingham. The list includes high rise and mid-rise projects as well as large multi-family developments and major new parks:

Under construction

• 1001 20th Street South, 17-story, $40 million, 199-unit student residence tower at 20th Street and 10th Avenue South. Opus Development Company / McKinney Fund & Company with Myefski Architects of Chicago.
• UAB Residence Hall 2020, a 730-bed dormitory on the 1600 block of 10th Avenue South, designed by Goodwyn Mills & Cawood
• CrossPlex Village
• Redevelopment of the Powell Avenue Steam Plant and adjacent Block 113C by Alabama Power Company
• 20 Midtown, Phase 3 apartments, by RGS Properties and Scott M. Bryant & Co.
• The Post, office redevelopment of the Birmingham Green Postal Station at 317 20th Street North.
• Printer's Corner, mixed use redevelopment of the "You Are Beautiful building at 201 18th Street South.
• Cortland Vesta Apartments, 318-unit apartment complex with 16-story tower with a retail tenant and 5-story block with a parking deck at 2173 Highland Avenue. Opening in 2019.
• A new building for the UAB College of Arts and Sciences on the southwest corner of the UAB Campus Green. Groundbreaking ceremony was on September 19, 2017 and the expected completion date is Summer 2019. The building will have 116,000 sq. ft. and cost $39.5 million.
• The Denham Building, redevelopment by Third & Urban of Atlanta, Georgia of the former Merchants & Manufacturers Terminal Building at 1143 1st Avenue South for 59 apartments and 86,000 square feet of retail/office. Monday Night Brewing brewpub planned. Set to open in August 2019.

Proposed

• Residential, retail and office redevelopment of the vacant AT&T City Center, proposed by Varden Capital Properties and Tellus Partners of Georgia.
• Avenue A Townhouses, 28 new townhomes on 1st Avenue South facing the Rotary Trail. Developed by H2 Real Estate and The Dobbins Group. Designed by Nequette Architecture and scheduled for completion in late 2019.
• BJCC renovations and outdoor stadium, $294 million
• Canyon Lofts, 6-story, 110-unit student apartments with retail at 300 18th Street South
• Chace Lake Office Center
• CityWalk BHAM, public use areas under the replaced I-59/20 downtown bridge decks, between 15th Street North and 25th Street North, to be completed in early 2021.
• Collegiate Hall Development
• Adaptive reuse of the Department of Revenue Building at 2024 3rd Avenue North by Shannon Waltchack
• Hilton Curio Collection Hotel Homewood
• Homewood Office Plaza at Woodcrest Place
• Innovation District
• Lakeview Green, mixed-use building at former W. C. Davis School site in Lakeview. 30 condos, 73 apartments, semi-public green space, plus retail/restaurant
• 1001 20th Street South, 17-story, 199-unit student apartment tower at 20th Street South and 10th Avenue South. Proposed by The Opus Group, designed Myefski Architects with Rabren General Contractors as builder.
• Villas at Titusville, 164-unit mixed income housing (Hope VI) at the site of Loveman Village
• Redevelopment of Southtown Court housing community by the Housing Authority of Greater Birmingham
• Birmingham Civil Rights Movement National Park, with potential headquarters at the A. G. Gaston Motel
• Redevelopment of the Slossfield Community Center as a Salvation Army Worship and Community Outreach Center.
• Redevelopment of the former Carraway Hospital for residential, hotel, entertainment, office and retail, proposed by Corporate Realty Development
• Redevelopment of Lindsey Office Furnishings at 2409 Morris Avenue and the Todd-Witte Building at 2216-2218 1st Avenue North as potential business, retail and live-work units. Proposed by Residential Ventures of Denver, Colorado.
• UAB Technology Innovation Center, a $26.5 million, 30,000 square foot facility at 9th Avenue South and 17th Street South.
• Parkside District
  • 1600 1st Ave, mixed use development with condominium units, rental studios, a 140-room hotel, and retail and event space. Development led by Jared Weinstein of Parkside District Ventures LLC with Grant Brigham and Tommy Brigham of ARC Realty. David Baker Architects of San Francisco, California is designing the project, and BL Harbert International is the contractor. (report)
  • Baker's Row II, 7-story, 207-unit student apartment building with parking & retail on site of the Stacy Williams Co. building on 14th Street South at Railroad Park. Announced by Corporate Realty Development and Parallel Company of Austin, Texas. Meat and three restaurant by Nick Pihakis and Hero Doughnuts announced as tenants. BOKA Powell is architect. Construction to begin in Summer 2019.
  • 240-unit apartment complex at 1401 3rd Avenue South in the Parkside District by Daniel Corporation
  • Residential / mixed-use redevelopment of the former Sherman Industries concrete plant at 1130 2nd Avenue South in the Parkside District. Proposed by Residential Ventures of Denver, Colorado.
  • 5-story, 268-unit apartment development on the 1200 block of 1st Avenue South, proposed by Novare Group of Atlanta, Georgia. Niles Bolton Associates is the architect. (report)
  • Parkside 101, office development at 101 12th Street South, by Graham & Co. with Williams-Blackstock providing the architectural design.
  • Hesco building, redevelopment of former Hesco warehouse at 1200 2nd Avenue South for Diversified and other office tenants by Shannon Waltchack
  • 280-unit, $45.6 million apartment complex on a 17-acre site on Lakeshore Parkway near I-65 by Dobbins Group.

On hold or abandoned

• Global Forum for Freedom & Justice on land owned by Alabama Power Company near the Civil Rights District (link). A sjimilar concept was previously projected as the A. G. Gaston Freedom Center) incorporating the A. G. Gaston Motel and possibly functioning as a U.S. Institute of Human Rights.)
• Box Row, retail/office on 4100 block of 3rd Avenue South
• Brown-Marx Building redevelopment by Hughes Capital Partners LLC
• Second office building at Brookwood Village
• Fourth office building at the Colonnade
• Crescent II (6 stories)
• $40 million renovation of the Ramsay-McCormack Building in Ensley for the Birmingham Municipal Court, Birmingham Police Department and Birmingham Fire and Rescue Service headquarters.
• Daniel Payne Legacy Village
• Domed stadium
• Replacement for the Liberty National Building (12 stories) (announced October 2010 by Corporate Realty Development and again in May 2017 by Liberty Redemption LLC)
• L&N Parkside, new $30 million, 129-unit apartment building with 12,000 SF retail and 200-space parking deck at 4th Avenue South and 16th Street
• 2800 at 280, five-story office building at former Mountain Brook Inn site.
• 2826 Building (7 stories)
• Horizon Tower
• Piedmont, $25 million student housing development by Collegiate Hall Properties to be located at 209 13th Street South (announced 2005)
• Restoration Edgewood (300 condominiums + retail/office/parking)
• Multi-story parking deck at 19th Street and 1st Avenue South, to be built by public/private partnership
• Redevelopment of Brookwood Village by Cypress Equities.
• Trinity Heights, Berman Enterprises proposed mixed-use redevelopment of Trinity Medical Center site on Montclair Road. Plans were dropped in September 2018.
