Under construction

• The 600, residential, retail and office redevelopment of the vacant AT&T City Center, proposed by Varden Capital Properties and Tellus Partners of Georgia.
• The Bray at Liberty Park, a 50-acre, $858 million mixed-use "town center" development with more than 600 single family homes, plus retail, hospitality, office, medical, entertainment and recreational areas, proposed by Daniel Communities for Liberty Park Joint Venture LLP. (report)
• Powell Steam Plant, redevelopment of the former Powell Avenue Steam Plant and adjacent Block 113C by Orchestra Partners
• Edgehill at Southtown, redevelopment of the Southtown Court housing community by the Southside Development Company
• Redevelopment of the former Ensley High School site for a 244-unit apartment complex and a 15,000 square-foot commercial building. Proposed by Zimmerman Properties of Atlanta, Georgia. The school's former gymnasium would be converted into a grocery or produce market as part of the $55 million proposal. (report)
• "The Star Uptown", redevelopment of the 52-acre former Carraway Hospital site for residential, hotel, entertainment, office and retail, proposed by Corporate Realty Development (report)
• The Tracks, 273-unit apartment complex facing the Rotary Trail at 2400–2530 1st Avenue South. Proposed TWG Development of Indianapolis, Indiana with Fifth Dimension Architecture & Interiors as designer. (report)
• UAB Science and Engineering Complex, a $78.5 million project designed by Goodwyn, Mills & Cawood on the site of the current UAB Education Building on 14th Street South between University Boulevard and 10th Avenue South. (report)
• Urban Supply, redevelopment of several former warehouses and an alleyway surrounding Good People Brewing Company by Orchestra Partners. (report)

  • Canyon Lofts, 6-story, 110-unit student apartments with retail at 300 18th Street South
  • Adaptive reuse of the Department of Revenue Building at 2024 3rd Avenue North by Shannon Waltchack
  • Evergreen Twin Cottages, 6 affordable semi-detached residences by Heritage Homes & Land Acquisitions in Evergreen (link)
  • Redevelopment of the Slossfield Community Center as a Salvation Army Worship and Community Outreach Center.
  • "Carraway Amphitheater", a proposed 8,500–9,000-seat $50 million outdoor concert venue to be subsidized by public funds and operated by LiveNation as a replacement for the Oak Mountain Amphitheater. (report)
  • A mixed-use project on the south side of University Boulevard between 22nd and 23rd Street South, proposed by Corporate Realty Development. (link)
  • A 9-level 850-space private parking deck on the site of the existing 2-level Allright Parking Garage at 1901 1st Avenue North, proposed by Ascent Hospitality Management, developer and operator of the Elyton Hotel and owner of the nearby Brown-Marx Building. (report)
  • The Tramont, 28-unit luxury condominium building by D&A Companies / Five Star Development at the site of the former Bayer Properties Building on Arlington Avenue
  • 4-story, 259-unit apartment building on a 23.5-acre site at 1110 Beacon Parkway East, developed by Rise: A Real Estate Co. (link)
  • The Percée, a $7 million, 8-unit condominium complex with 2 retail spaces at 2115 1st Avenue South. Under development by "City Trail View LLC" with Tammy Cohen of CCR Architecture & Interiors as architect. (link)
  • 272-unit luxury apartment building with 373-space parking deck and 10,000 square feet of retail on the site of the Highland Plaza shopping center. Proposed by Daniel Corporation. (report)
  • A mixed-use edevelopment of the former Birmingham Board of Education Service Center site at 24th Street and Reverend Abraham Woods Jr Boulevard. Riddle Property Group of Atlanta, Georgia acquired the property from the City of Birmingham for $1.9 million in June 2023. They have plans for parking, condos, hotel, retail and restaurant space, as well as space for a proposed "A. G. Gaston Center for Entrepreneurship". (report, report)
  • Arbor Terrace, Lawrence Kadish proposed mixed-use redevelopment of Trinity Medical Center site on Montclair Road. Announced March 2020. (report)
  • Birmingham Family Fun Center, a multi-use facility with a skating rink, bowling lanes, video arcade, bounce zone, e-sports, pickleball, table games, event space and food court. To be developed by the city and opened in 2024. (report)
  • CenterState Logistics Park, $80 million multi-tenant warehouse distribution center planned by Cushman & Wakefield/EGS for a 100-acre site on Daniel Payne Drive near I-65 Exit 264. (link)
  • Ensley Social, a 5-acre mixed-use small business incubator, food truck court and event space proposed by Parker & Associates Investment Co. for the corner of 22nd Street and Avenue E Ensley. (report)
  • The Whitby Birmingham, 321-unit luxury apartment complex developed by EBSCO on a 14-acre site at Brook Highland Parkway and Alabama Highway 119 in Birmingham's Overton neighborhood. (report)
  • The City of Birmingham and the National Community Reinvestment Coalition (NCRC) and Neighborhood Housing Services of Birmingham (NHSB) are partnering to use Community Development Block Grant Disaster Recovery funds to build energy-efficient single-family and multifamily housing at ShadowBrook, 1430 Pratt Highway in North Pratt.   • Redevelopment of the former Creature warehouse and fabrication building at 409 Richard Arrington Jr Boulevard South by Under Vulcan. (report)

• UAB
  • UAB Technology Innovation Center, a $26.5 million, 30,000 square foot facility at 9th Avenue South and 17th Street South.
  • An $8.5 million renovation of Wallace Gymnasium at the UAB Blazers basketball practice facility.
  • The Altec Styslinger Genomic Medicine and Data Sciences Building, that will renovate the Lyons Harrison Research Building and replace the Kracke Building and Pittman Center with a green space.
  • A $4.5 million 10,730 square-foot assembly building for student organizations on the northwest corner of 11th Avenue South and 14th Street. (report)
  • A $32 million, 1,200-space parking deck to replace the Cooper Green Deck on Block 182. (report)
  • UAB Biomedical Research and Psychology Building, a $105 million, 6 story, 165,000 square-foot on the present site of UAB Parking Lot 5-A on the northwest corner of 16th Street South and University Boulevard. It will house the UAB Department of Psychology and some research labs for the UAB Heersink School of Medicine. (report)
  • A $73 million, 66,000 square-foot addition to the emergency department at UAB Hospital. Planned to begin construction in 2024. (report)

• Parkside District
  • 1600 1st Ave, mixed use development with condominium units, rental studios, a 140-room hotel, and retail and event space at 16th Street and 1st Avenue South facing Railroad Park. Development led by Jared Weinstein of Parkside District Ventures LLC with Grant Brigham and Tommy Brigham of ARC Realty. David Baker Architects of San Francisco, California is designing the project, and BL Harbert International is the contractor. (report)
  • Baker's Row II, 7-story, 207-unit student apartment building with parking & retail on site of the Stacy Williams Co. building on 14th Street South at Railroad Park. Announced by Corporate Realty Development and Parallel Company of Austin, Texas. Meat and three restaurant by Nick Pihakis and Hero Doughnuts announced as tenants. BOKA Powell is architect. Construction to begin in Summer 2019.
  • 240-unit apartment complex at 1401 3rd Avenue South in the Parkside District by Daniel Corporation
  • 300-unit multifamily residential, 130-key hotel, 23,000 square feet of retail and 20,000 square-foot public plaza with a parking deck on the 1100 block of 2nd Avenue South, including the site of the former Sherman Industries concrete plant at 1130 2nd Avenue South. Proposed by Andrew Linn Jr's AGL Properties with the Dobbins Group and Residential Ventures of Denver, Colorado. (report)
  • 5-story, 268-unit apartment development on the 1200 block of 1st Avenue South, proposed by Novare Group of Atlanta, Georgia. Niles Bolton Associates is the architect. (report)
  • Parkside 101, office development at 101 12th Street South, by Graham & Co. with Williams-Blackstock providing the architectural design.
  • Hesco building, redevelopment of former Hesco warehouse at 1200 2nd Avenue South for Diversified and other office tenants by Shannon Waltchack
  • The Marshall, proposed student apartments at 1201 3rd Avenue South. Announced by Aptitude Development of New Jersey. Designed by BSB Design.
  • Unnamed 160-unit student apartment building with 2-level parking deck at 1300–1339 5th Avenue South, by Next Chapter Properties of Champaign, Illinois. (report)
  • The Silos, $80.5 million redevelopment of the 4.1-acre Sherman Industries concrete plant site for 315 apartments and a 400-space parking deck, along with some retail, proposed by Novu Development Group. (report)

• Oxmoor Valley
  • 280-unit, $45.6 million apartment complex on a 17-acre site on Lakeshore Parkway near I-65 by Dobbins Group.
  • 294-unit, 19 building apartment complex on the site of the former UAB Business Services building at 2800 Milan Court, off Lakeshore Parkway, by Tynes Development Corp. (link)
  • $100 million mixed-use community with 900 single family, multi-family and senior residential units along with a commercial center on 222 acres north of Shannon Road and west of Ross Bridge Parkway purchased for $1.5 million from the City of Birmingham. Proposed by Michael German's Green Meadow Apartments LLC. (report)

  • Homewood Office Plaza at Woodcrest Place
  • 169 Oxmoor Road, a multi-tenant redevelopment of the former Weygand Surveying building at 169 Oxmoor Road, announced by Under Vulcan. (report)
  • Samford Campus Recreation, Wellness and Athletic Complex, a $65 million fitness and athletic center at Samford University (link)

  • Academy Logistics Center, a 311,900 square-foot distribution center on a 36-acre site accessed from the intersection of Splash Adventure Parkway, Powder Plant Road in Bessemer. Planned by Graham & Company. (report)
  • Chace Lake Office Center
  • Hillhouse Condos, 34 luxury condominiums at Lake Tuscaloosa designed by Poole & Co. Architects and anticipated to open in 2024. (report)
  • Hoover Center for the Arts, a $50 million performing arts center proposed as an anchor for expansion of the Patton Creek Shopping Center.
  • Lake Cyrus North, a 2,800 home mixed-use residential development in unincorporated Jefferson County proposed by Signature Homes on behalf of Marbury Properties & CCN Asset Management (report)
  • Everlee, a 2,344-home mixed-use residential development on 833 acres between Ross Bridge and Lake Cyrus in Hoover. The project has been endorsed by the Hoover Planning & Zoning Commission.
  • Inkwell on Grandview, a 274-unit apartment complex at 3560 Grandview Parkway, proposed by Davis Development / Morrow Construction of Atlanta, Georgia. (report)
  • Northern Beltline, planned interstate connection across the northern part of the Birmingham area.
  • McMaster Motorsports Club, a 1-mile automobile race course and testing facility adjoining Ned Paine Industrial Park in Trussville, proposed by Chase McMaster of Chase Bays. (report)

• The Block, a $250 million redevelopment of the 1900 block of 2nd Avenue North in three phases, including a 48-story "Dansby Tower" hotel/apartment building. Proposed by TUF Inc. of Phoenix, Arizona.
• Global Forum for Freedom & Justice on land owned by Alabama Power Company near the Civil Rights District (link). A similar concept was previously projected as the A. G. Gaston Freedom Center) incorporating the A. G. Gaston Motel and possibly functioning as a U.S. Institute of Human Rights.)
• Box Row, retail/office on 4100 block of 3rd Avenue South
• Brown-Marx Building redevelopment by Hughes Capital Partners LLC
• Second office building at Brookwood Village
• Fourth office building at the Colonnade
• Crescent II (6 stories)
• $40 million renovation of the Ramsay-McCormack Building in Ensley for the Birmingham Municipal Court, Birmingham Police Department and Birmingham Fire and Rescue Service headquarters.

• L&N Parkside, new $30 million, 129-unit apartment building with 12,000 SF retail and 200-space parking deck at 4th Avenue South and 16th Street
• 2800 at 280, five-story office building at former Mountain Brook Inn site.

• Horizon Tower
• Piedmont, $25 million student housing development by Collegiate Hall Properties to be located at 209 13th Street South (announced 2005)
• Restoration Edgewood (300 condominiums + retail/office/parking)
• Multi-story parking deck at 19th Street and 1st Avenue South, to be built by public/private partnership
• The Post, office redevelopment of the Birmingham Green Postal Station at 317 20th Street North
• Redevelopment of Brookwood Village by Cypress Equities.
• Trinity Heights, Berman Enterprises proposed mixed-use redevelopment of Trinity Medical Center site on Montclair Road. Plans were dropped in September 2018 and the site was redeveloped as Arbor Terrace.
